Every January, BC property owners receive their BC Assessment notice, but what does that number actually mean, and does it reflect what your home would sell for today? The short answer is: not necessarily. Here is what Kootenay homeowners need to know.

What is a BC Assessment notice?

Every year on January 1, property owners across British Columbia receive their notice from BC Assessment. This assessed value represents an estimate of your property's worth as of July 1 of the previous year, meaning the number you receive in January is already six months old before it arrives in your mailbox.

Does BC Assessment reflect your home's true market value?

Not always, and this is the most important thing to understand. Market value is based on what a buyer is willing to pay under current conditions. Because of this, a property's market value can be similar to, higher than, or lower than its BC Assessment depending on several factors.

BC Assessment often does not account for the current condition of your home. An assessor may not have been inside your property for many years. This means:

• Renovations, upgrades, or additions may not be reflected which could mean your home is worth significantly more than the assessed value
• Deferred maintenance, such as an aging roof, outdated systems, or general wear can lower a home's market value below the assessment

How should Kootenay homeowners use their BC Assessment?

Think of your BC Assessment as a general reference point, not a pricing tool. It can be useful for understanding how your property compares to others in your area year over year, and it forms the basis for your property tax calculation but it should not be used to set a listing price or make a buying decision.
